ARE THESE SITE BUILT HOMES? |
| Tanglewood's homes are factory built in multiple sections
that are transported to Tanglewood and assembled on the home-site. |
| ARE YOUR HOMES WOOD FRAME OR CONCRETE BLOCK CONSTRUCTION? |
| All Tanglewood homes are wood frame construction and all
home designs are approved by HUD (The Federal Department of Housing and
Urban Development). Our homes are designed to withstand 120 mph wind gusts
(Zone II Hurricane Code). HUD has inspectors right in the factory that make
sure the home is built as designed and is properly constructed and insulated.
Factory built homes are 25% stronger than site built wood frame homes that
are built to a less stringent local building code. Bottom Line - Tanglewood's homes meet higher quality design standards than site built wood frame homes, yet cost 25% to 40% less. |
| DO YOU OWN THE LAND? |
| Tanglewood is a land lease community and residents receive
a Guaranteed Life-Time Lease. The advantage of a land lease community is
your ability to keep the money you would have paid for a home-site invested
- earning you interest. Our lifetime lease gives you peace of mind, the
security of continued affordability and the knowledge that rules will be
enforced and all homes and home sites properly maintained. |
| WHAT IS THE LEASE RATE? |
| The majority of Tanglewood's home sites lease from the low
to upper $400's per month. The lease rate varies with lot size and
location. |
| HOW DO LEASE RATES ESCALATE? |
| Tanglewood lease rates increase by 3.9% the first of every
year. Because you have a "Guaranteed Lifetime Lease", this 3.9%
is locked in for your lifetime. Your lease payment covers the real estate taxes on your home-site, use of all Tanglewood's extensive facilities, maintenance and repair of all common elements and professional hands-on community management. |
There are no association or condo fees,
such costs are included in your home-site lease payment. |
| WHAT OTHER COSTS WILL I INCUR BESIDES THE LEASE PAYMENT? |
| Utilities/home insurance/and approximately $125-$150 a year
for the tax on your home (the home-site tax is included in your lease). |
| ARE CHILDREN ALLOWED TO LIVE IN TANGLEWOOD? |
| Tanglewood is an age 55 plus community. 80% of our residents
must be 55 years of age or older, no one under 40 years of age is allowed
to live in Tanglewood. Children are not allowed to live in Tanglewood. (Visit
yes, live here, no). |
| DO YOU ALLOW PETS? |
| Yes, a maximum of two household pets are permitted and must
be confined to the interior of the home when the owner is not present. All
pets must be kept on a leash when outside of the resident's home. Only,
cats, dogs and small birds are permitted. |
| DO YOU HAVE RENTALS? |
| No |
| WHAT ABOUT GOLF? |
| We have more golf than you can shake a five iron at. 16
area courses, 36 holes right next door via golf cart, chip and putting
greens at our clubhouse. Men and ladies leagues. Most golfers choose our "TNT"
golf league that plays seven different courses costing from just $27 for
18 holes with a cart. |
| DO YOU HAVE RESALES? |
| We have both 2 & 3 BR, furnished & unfurnished models with prices in the $60's & above. Some with 2 & 3 stall garages, some with 2 car carports. All homes have either screen rooms or glassed in lanais. |
